Foundation Repair in Montgomery, TX
Inside the City of Montgomery, a foundation repair falls under the City's building permit rule: one is required when an owner or agent intends to "construct, enlarge, alter, repair, move, demolish" a building or structure (City of Montgomery, Permits FAQ, official city page, checked 2026-10-19). SteadyHomeHouston publishes free guides on Houston foundation repair and will be paid by contractors for referrals once quote requests open.

City of Montgomery or Montgomery County?
The City of Montgomery's permit rules cover work inside the City. If your Montgomery address is in unincorporated Montgomery County instead, the County Permit Department (936-539-7836) handles development permits, which it says exist so the County's floodplain management regulations and FEMA's are met (Montgomery County, Development - Residential Structure, official county page, checked 2026-10-19). Ask the City's Development Services clerk at 936-597-3304 (City of Montgomery, Building & Permitting, checked 2026-10-19) which side of the line you're on, and see our Conroe and The Woodlands pages for county examples.
When the City requires a building permit
Montgomery's FAQ lists repair among the triggers for a building permit, alongside constructing, enlarging, altering and moving a building or structure. Asked whether construction can start before approval, it answers "NO": work may not begin until the City has issued the required permits, and starting without one may bring penalties, stop-work orders or extra fees (City of Montgomery, Permits FAQ, checked 2026-10-19).
What a submittal includes
The Building & Permitting page says "incomplete submittals will be rejected" and lists the pieces: a permit application that "must be filled out in its entirety"; a "Contractor Registration Application - along with a copy of the contractor/master license(s), general liability insurance, and driver's license"; the permit fee; and "Plans and documents (if applicable)." Submittals can go by mail, in person or by email, with electronic preferred (City of Montgomery, Building & Permitting, official city page, checked 2026-10-19). The FAQ says: "Contractors performing work within the city may be required to register and provide current licensing and insurance information prior to application acceptance." SteadyHomeHouston doesn't track who is registered, so ask the City. The FAQ also says review takes at least 10 business days, longer for complex projects (City of Montgomery, Permits FAQ, checked 2026-10-19). The City's current codes are the 2024 ICC and the 2023 NEC (City of Montgomery, Building & Permitting, checked 2026-10-19).
Fees
We didn't find a foundation repair line in a City fee schedule, so ask Development Services. Two payment rules are posted: the City takes cash, check, credit card or money order by phone or in person, and every credit card transaction carries a 5% processing fee (City of Montgomery, Building & Permitting, checked 2026-10-19). If an inspection fails, the FAQ says the result and a reinspection fee invoice go to the email on record, and fees must be paid before a reinspection is scheduled (City of Montgomery, Permits FAQ, checked 2026-10-19).
Inspections
For a next-business-day inspection, the request must be in by noon of the prior business day, not counting weekends and City holidays. Requests go by email with the address in the subject line, and the permit number and morning, afternoon or anytime preference in the body (City of Montgomery, Building & Permitting, checked 2026-10-19).
Before you hire in Montgomery
Ask whether the work needs a city permit, and who pulls it. The FTC's advice is "Get multiple estimates," and it lists "Scammers ask you to get any required building permits" among the signs of a home improvement scam (FTC home improvement scam guide, checked 2026-10-20). For contract questions, ask an attorney. See who evaluates a foundation and helical piers.
