Foundation Crack Repair in Houston: Patch the Crack or Fix the Movement?

Foundation crack repair in Houston starts with one question: is the crack the problem, or a symptom of a foundation that is still moving? Houston engineering guidance says some cracks have nothing to do with foundation movement, and that recurring cracks usually mean movement is continuing (FPA-SC-03-1, Distress Phenomena Often Mistakenly Attributed to Foundation Movement, 2004, checked 2026-10-13; FPA-SC-12-0, 2006, checked 2026-10-13). SteadyHomeHouston publishes free guides on Houston foundation repair and will be paid by contractors for referrals once quote requests open.

Slab-on-grade is the most common foundation type in Southeast Texas

The Foundation Performance Association's maintenance guide says slab-on-grade, concrete slabs stiffened with grade beams and supported by the surface soils, is the most commonly used foundation type in Southeast Texas (FPA-SC-07-0, 2003, checked 2026-10-13). A crack in a slab or in brick veneer above it is a different question from water seeping through a basement wall, and a kit doesn't tell you whether the slab is still moving.

Two kinds of crack repair

Repairing the crack itself. For some cracks, the fix is local. The association's guide to distress often wrongly blamed on foundations recommends, for example, saw-cutting vertical expansion joints into brick where thermal expansion is the cause, and repairing joints that no longer work. For a spalled corner where brick sits on the slab ledge, it says the area "can be cosmetically patched with a bonding agent and nonshrink grout" (FPA-SC-03-1, Distress Phenomena Often Mistakenly Attributed to Foundation Movement, 2004, checked 2026-10-13). Our signs page lists which cracks that guide links to causes other than foundation movement. Repairing the movement behind it. When the slab itself is moving, patching the crack doesn't fix the cause. The association's repair committee describes foundation repair as usually including foundation stabilization through one of several methods: changing the foundation support, underpinning with deeper support, building peripheral barriers, and other systems (FPA-RC-01-0, 2004, checked 2026-10-13). Our slab repair and helical piers pages cover those methods.

When a patched crack comes back

If you've patched a crack and it reappears in the same or adjacent spot, Houston foundation guidance treats that as typically indicating continuing movement (FPA-SC-12-0, 2006, checked 2026-10-13); see "Is a crack serious?" on our signs page.

Leaks can look like foundation trouble

The association's homebuyers' guide notes that a problem may be due to a plumbing leak, and says a hydrostatic leak test is prudent if you suspect movement or the home was built before 1985 (FPA-SC-06-0, 2005, checked 2026-10-13). Ask about a leak test before you pay for structural crack repair.

What crack repair costs

Angi, a contractor-referral marketplace, lists Houston crack repair at $600–$3,200 (Angi Houston cost data, page updated Oct 10 2025, published by Angi, checked 2026-10-13). Angi lists that range for "Cracks" as one type of foundation issue in Houston and says costs depend on your project. Actual costs vary, and if a crack comes from ongoing movement, stabilizing the foundation is a separate repair. See our cost page for other published ranges.

FAQ

Can I fix a foundation crack myself?

Some cracks not caused by movement can be patched; the Foundation Performance Association lists cosmetic patching for certain spalls, but it treats cracks that keep coming back as a sign of ongoing movement (FPA-SC-03-1, Distress Phenomena Often Mistakenly Attributed to Foundation Movement, 2004, checked 2026-10-13; FPA-SC-12-0, 2006, checked 2026-10-13).

Does a hairline slab crack need foundation repair?

Not necessarily. The Foundation Performance Association lists concrete shrinkage during curing among the causes of cracking in a slab with no distress in the rest of the house, which points to a crack repair question, not a foundation repair one (FPA-SC-03-1, Distress Phenomena Often Mistakenly Attributed to Foundation Movement, 2004, checked 2026-10-13).

Does crack repair stop foundation movement?

No. Patching a crack doesn't stabilize a foundation; stabilization is a separate repair (FPA-RC-01-0, 2004, checked 2026-10-13).

Do foundation contractors need a state license?

Texas does not have a statewide license for foundation repair contractors; cities may require permits.
