Concrete Leveling in Houston: Driveways, Patios and Walkways

Concrete leveling raises a settled driveway, patio or walkway slab back toward level, or fills the gap under it, by pumping material beneath it. The American Concrete Institute's field guide calls this slabjacking and says it "will level the slab, but it won't correct any underlying poor soil conditions" (American Concrete Institute, RAP-11 Slabjacking, concrete industry technical guide, checked 2026-10-19). SteadyHomeHouston publishes free guides on Houston foundation repair and will be paid by contractors for referrals once quote requests open.

What concrete leveling is

ACI's repair guide describes slabjacking as the purposeful raising of a concrete slab-on-ground, usually to a stated tolerance, or the filling of voids under it. It quotes ACI's terminology: the material injected under pressure can be cementitious, noncementitious or asphaltic (American Concrete Institute, RAP-11 Slabjacking, checked 2026-10-19). This page is about flatwork: driveways, patios and walks, not the slab a house sits on.

Why driveways and patios sink

The same guide says slabs that need leveling have usually shifted from settlement, erosion, flooding, or shrinkage of the soil or base underneath, often after poor soil compaction or erosion of the sub-base. It advises determining soil conditions before considering slabjacking (American Concrete Institute, RAP-11 Slabjacking, checked 2026-10-19). Where runoff is the suspect, our page on French drains and your foundation looks at moving water.

Leveling vs. replacing

ACI lists the trade-offs. Removal and replacement should be weighed against slabjacking based on the slab's current cracking, distress and expected future movement. If settlement is still going on, the lift may have to be repeated. And where appearance matters, the grout holes stay visible, though a polymer-modified topping can even out the look (American Concrete Institute, RAP-11 Slabjacking, checked 2026-10-19).

The methods in brief

ACI's definition covers cementitious, noncementitious or asphaltic material. Two of them, cement-based grout and expanding foam, are compared, with sources, on our foam vs. mudjacking page, so we don't repeat that here.

Is it the driveway, or the house?

A sunken walk beside the house can share a cause with the house slab, but the two are separate repairs. The Foundation Performance Association, a Houston-based nonprofit professional organization, lists poor drainage and moisture changes from broken sewer or water pipes among the reasons mud jacking and foam injection repairs might fail (FPA-RC-01-0, Foundation Performance Association paper, 2004, checked 2026-10-19). If doors stick or walls crack too, start with signs of foundation problems and who evaluates a foundation; leveling a house is a different job.

Permits for driveway work in Houston

Inside the City of Houston, the Residential Driveway, Sidewalk, or Curb & Gutter Permit covers building a new driveway or sidewalk, removing and replacing an existing driveway, sidewalk or curb and gutter, and extending a driveway. It's valid for one year, and the page calls for inspections before and after concrete placement (Houston Permitting Center, Residential Driveway, Sidewalk, or Curb & Gutter Permit, official city page, checked 2026-10-19). Lifting an existing slab isn't on that list. Ask whether the work needs a city permit, and who pulls it. Outside a city, ask whether the work needs a permit or other approval, and who gets it.

Cost

We found no source we could open and date that prices driveway or patio leveling, so there are no figures here. Our foundation repair cost page covers published foundation figures.

Questions to ask before anyone levels your concrete

Ask whether the work needs a city permit, and who pulls it. The FTC's advice is "Get multiple estimates," and it lists "Scammers ask you to get any required building permits" among the signs of a home improvement scam (FTC home improvement scam guide, checked 2026-10-20). For contract questions, ask an attorney.

FAQ

How does concrete leveling work?

Material is injected under pressure beneath the slab to raise it or fill the void under it (American Concrete Institute, RAP-11 Slabjacking, checked 2026-10-19).

Can a sunken driveway be raised instead of replaced?

It can be. ACI's guide says "slab removal and replacement should be evaluated as an alternative to slabjacking, depending on the current slab cracking, distress, and anticipated future movements" (American Concrete Institute, RAP-11 Slabjacking, checked 2026-10-19).

Is concrete leveling the same as foundation repair?

No. Leveling flatwork doesn't touch the house foundation; for that, see slab foundation repair.

What should I ask about permits?

Ask whether the work needs a city permit, and who pulls it.
