Concrete Crack Repair in Houston: Driveways, Sidewalks, Garage Floors and Patios

Whether a cracked driveway or patio can be patched depends on whether the crack is still moving: the American Concrete Institute's field guide says a thin resin fill suits cracks that have stopped, such as shrinkage cracks, while a moving crack usually has to be routed and sealed as a flexible joint (American Concrete Institute, RAP-2 Crack Repair by Gravity Feed with Resin, concrete industry technical guide, checked 2026-10-19). SteadyHomeHouston publishes free guides on Houston foundation repair and will be paid by contractors for referrals once quote requests open.

Why concrete cracks

ACI's crack-repair bulletin names steel corrosion, freezing and thawing, sulfate attack and alkali-aggregate reaction as typical causes, and adds that poor building practice can leave a slab with too much shrinkage or settlement, while badly spaced joints and uneven loads add to it. It also says the cause should be worked out before any repair is chosen (ACI RAP-2, same source). On Houston sidewalks, the City's Public Works FAQ points to tree roots as one culprit and advises planting species whose roots grow down, not sideways, with root barriers put in at planting (Houston Public Works, Sidewalk Program FAQ, July 2018, official city document, checked 2026-10-19).

ACI warns that resin-sealing cracks caused by corrosion, sulfate attack or alkali-aggregate reaction "should not be viewed as a long-term solution": at best it may slow future damage around the crack, and "a complete repair and protection approach is required to address the entire area affected, not just the cracks" (ACI RAP-2, same source).

Concrete driveway, sidewalk, garage floor, patio and pool deck repair

Driveway

A crack in a drive is most often a flatwork repair. Removing and replacing an existing driveway inside Houston city limits takes the City's Residential Driveway, Sidewalk, or Curb & Gutter Permit (see Permits below).

Sidewalk

For the walk along the street, Houston's Public Works FAQ says the owners of the adjoining property are responsible for repairing and maintaining existing sidewalks, and that its Sidewalk Program builds new sidewalks rather than repairing old ones (Houston Public Works, Sidewalk Program FAQ, July 2018, checked 2026-10-19).

Garage floor

If the garage slab is part of the house foundation, see foundation crack repair.

Patio

ACI's resin method is written for flat, horizontal surfaces like floor slabs, and needs the crack dry for at least 24 hours before the resin goes on, so a patio repair may hinge on the weather (ACI RAP-2, same source).

Pool deck

ACI's spall-repair bulletin lists exterior slabs on ground among the surfaces it covers (ACI RAP-7, same source). Ask the pool or concrete company what material it plans to use on a wet deck, and why.

Is it the driveway, or the house?

A cracked walk or drive and a moving house can look alike from the curb, but the repairs are different jobs. If you also see doors sticking or cracks inside, read about cracks in the house foundation and the wider signs of foundation problems, or have the house looked at through a foundation inspection. Water from downspouts is covered in French drains and foundations.

Repair or replace: cost

Prices: none here. Nothing we opened gives a dated, named figure for fixing or replacing a cracked drive, walk or patio, and we won't estimate one. Published numbers for work on the house itself are on our foundation repair cost guide.

Permits

Patching a crack and tearing out a section are treated differently. If the plan is to remove and replace a driveway, sidewalk or curb in Houston, the Permitting Center's page for its driveway, sidewalk and curb & gutter permit says it applies, and says an inspection is required both before and after concrete placement (Houston Permitting Center, Residential Driveway, Sidewalk, or Curb & Gutter Permit, official city page, checked 2026-10-19). Ask whether the work needs a city permit, and who pulls it. Outside a city, ask whether the work needs a permit or other approval, and who gets it.

Questions to ask before anyone repairs your concrete

Ask whether the work needs a city permit, and who pulls it. The FTC's advice is "Get multiple estimates," and it lists "Scammers ask you to get any required building permits" among the signs of a home improvement scam (FTC home improvement scam guide, checked 2026-10-20). For contract questions, ask an attorney.

FAQ

Can a cracked driveway be repaired instead of replaced?

It can be, if the crack has stopped moving: ACI describes sealing such cracks with a thin resin, and routing and sealing those that still move (RAP-2, checked 2026-10-19). Damage from corroding steel or chemical attack calls for repairing the whole affected area.

Do hairline cracks in concrete need repair?

ACI's resin fill is for cracks that aren't moving, such as shrinkage cracks; it fills and seals them, keeping out water, salts and other aggressive elements (RAP-2, checked 2026-10-19). Whether yours needs it is a question for whoever looks at it.

Is a cracked garage floor a foundation problem?

Not always. A detached garage pad is flatwork, but an attached garage slab may tie into the house, and then the house guide on cracks in the house foundation applies; we found no source that settles it for every home.

Does concrete crack repair need a permit?

Ask whether the work needs a city permit, and who pulls it.
