Foundation Inspection in Houston: Know What's Wrong Before You Pay for a Fix
A foundation inspection is done either by a repair contractor or by an independent structural engineer. A referral site puts Houston contractor evaluations at $0โ$150 and engineer reports at $500โ$900 (Homeowner Henry Houston guide, published by a referral site; it says ranges come from homeowner-reported quotes, checked 2026-10-13). Texas engineering guidelines describe three levels of investigation, A through C (ASCE Texas Section guidelines, Ver. 3, checked 2026-10-13).

Two kinds of foundation inspection
Contractor evaluation. A foundation repair company looks at the house and proposes a repair. Homeowner-reported Houston quotes put these at $0โ$150 (Homeowner Henry Houston guide, published by a referral site; it says ranges come from homeowner-reported quotes, checked 2026-10-13).
Structural engineer evaluation. A licensed professional engineer evaluates the foundation independently of whoever might do the repair. Homeowner-reported Houston quotes put an engineer's report at $500โ$900 (Homeowner Henry Houston guide, published by a referral site; it says ranges come from homeowner-reported quotes, checked 2026-10-13).
What an engineer's evaluation can include
Texas engineers commonly follow the ASCE Texas Section guidelines, which describe three levels of investigation (ASCE Texas Section, Guidelines for the Evaluation and Repair of Residential Foundations, Ver. 3 (2022), checked 2026-10-13):
- Level A: a "report of first impressions." The engineer interviews the owner, reviews any documents, walks through the home and notes what may be affecting the foundation.
- Level B: everything in Level A plus measured relative floor elevations, a scaled elevation drawing, and deflection and tilt compared with acceptable tolerances.
- Level C: Levels A and B plus extra testing the engineer thinks is needed, such as soil sampling or plumbing tests.
Ask which level you're getting, and whether you'll get a written report.
When to get an inspection
Common warning signs include soil pulling away from the foundation, new diagonal cracks near doors or windows, sticking doors and uneven floors (KPRC Click2Houston, Sept 18 2026, news report, checked 2026-10-13). An inspection also makes sense before buying a home or before agreeing to a large repair quote.
Is a free foundation inspection worth it?
Many contractors offer free or low-cost evaluations (Homeowner Henry Houston guide, published by a referral site; it says ranges come from homeowner-reported quotes, checked 2026-10-13). They can be useful, but the company inspecting may also be selling the repair. If the quote is large, a second opinion or an independent engineer's report can help you compare.
How SteadyHomeHouston helps
SteadyHomeHouston publishes free guides on Houston foundation repair and will be paid by contractors for referrals once quote requests open. We don't inspect, repair or level homes.

Optional second opinion. If you'd like an independent view, you can hire a professional engineer yourself. You can look up a Texas engineer on the state board's roster, which lists PEs who hold a renewable license (Texas Board of Professional Engineers and Land Surveyors PE roster search, checked 2026-10-13). We don't arrange engineer evaluations.
