Foundation Repair in The Woodlands, TX

Foundation repair in The Woodlands works a little differently, because the community is run by a township, a special-purpose district rather than a city (The Woodlands Township, County Services, official township page, checked 2026-10-15). Most Woodlands properties fall under Covenants and Standards that call for written approval before repairs to a home, and the county may require a floodplain permit. Check with the Township and your county. SteadyHomeHouston publishes free guides on Houston foundation repair and will be paid by contractors for referrals once quote requests open.

A township, two counties

The Township says it was created in 2010, is governed by an elected board, and serves more than 120,000 residents about 27 miles north of downtown Houston (The Woodlands Township, About, official township page, checked 2026-10-15). Because it isn't an incorporated city, some services come from Montgomery County or Harris County depending on where you live, including road and street maintenance and law enforcement. The Township offers a lookup tool to tell you which county your home is in (The Woodlands Township, County Services, checked 2026-10-15).

Two approvals to ask about before foundation work

1. The Township's covenant permit. The Township's Covenant Administration department reviews applications and issues permits. Its page says the Covenants and Standards require "prior written approval" from the village Residential Design Review Committee, or its staff, for the "construction, alteration or repair" of any structure or improvement on a lot with an existing single-family home. Applications go through the Township's Civic Access portal, and the Township's main number is 281-210-3800 (The Woodlands Township, Covenant Administration, checked 2026-10-15). 2. A county development permit, if it applies. In Montgomery County, the Permit Department in Conroe (936-539-7836) issues development permits to meet the county's floodplain management regulations and FEMA rules. It says a permit is required for "any development or work within the 100-year floodplain," and that each structure or addition needs its own permit (Montgomery County, Development - Residential Structure, official county page, checked 2026-10-15). If your home is in the Harris County part, ask Harris County about its floodplain permit rules. We didn't find an official page saying either office issues a separate building-code permit for foundation repair. Ask your contractor to confirm which approvals they'll get, and who pays for them. Texas does not have a statewide license for foundation repair contractors; cities may require permits.

Drainage work along Bear Branch and Panther Branch

In July 2022, The Woodlands Water Agency said six local municipal utility districts had won state funding for an estimated $11.3 million drainage project meant to reduce frequent flooding along Research Forest Drive. It described channel changes along Bear Branch and Panther Branch and two planned detention ponds upstream of Gosling Road (The Woodlands Water Agency news release, July 14 2022, utility agency release, checked 2026-10-15). Standing water near a slab can shift the soil under it, so ask the contractor to look at grading and drainage around your house too.

Soil in Montgomery County

The 1972 USDA soil survey of Montgomery County says "shrinking and swelling of soils cause much damage to building foundations, roads, and other structures," and rates soils on how well they support low buildings (Soil Survey of Montgomery County, USDA, 1972, checked 2026-10-15). It's a county-wide survey published before The Woodlands was founded in 1974 (The Woodlands Township, About, checked 2026-10-15), so it can't speak for your lot.

Signs, cost and next steps

Houston-area engineers group foundation damage as cosmetic, functional (doors or windows that stick or won't latch) or structural (FPA-SC-12-0, 2006, Foundation Performance Association, checked 2026-10-13). See Signs of foundation problems. We don't have Woodlands price data; Houston-area ranges, each labeled by source, are on Foundation repair cost in Houston. Whether insurance pays depends on your policy, so ask your insurer or agent; the Texas Department of Insurance has a consumer guide (TDI home insurance guide, updated 6/1/2026, checked 2026-10-13).
