How Long Does Foundation Repair Take?

How long foundation repair takes depends less on the crew's days on site than on the steps around them: an evaluation, a permit where your city requires one, inspections, and a period of watching how the house settles afterward. We couldn't find a neutral published day count for the work itself, so this guide doesn't give one. SteadyHomeHouston publishes free guides on Houston foundation repair and will be paid by contractors for referrals once quote requests open.

The steps, in order

  1. Evaluation. Someone measures and looks at the house before repair is designed. The Foundation Performance Association's investigation guidelines describe levels of investigation that include steps like establishing relative foundation elevations as a baseline, documenting large trees and checking for drainage issues (FPA-SC-13-0, checked 2026-10-13). See Foundation inspection for who does this.
  2. Plumbing check, if movement is suspected. The association's homebuyers' guide says a hydrostatic leak test is prudent if you suspect movement or the home was built before 1985 (FPA-SC-06-0, 2005, checked 2026-10-13). If there's a leak, fixing it may come first.
  3. Permit. In the City of Houston, a Residential Repair Permit is required for repairs that involve replacing or repairing existing structural members, and permitted work must be inspected before it's finalized (Houston Permitting Center, Structural Inspections, checked 2026-10-13). Ask your contractor whether your repair needs one and who will pull it. Other cities have their own rules; our city pages list them.
  4. The repair. Piers, pilings or other methods (see slab foundation repair and helical piers). Ask your contractor for a written estimate of days on site; that is their estimate, not a published standard.
  5. Inspection and final. In Houston, permitted work must be inspected before it's finalized (same source as step 3).
  6. Watching afterward. See below.

How long does a permit take?

Most cities don't publish a processing time for a foundation repair permit, so ask the permit office. Two published examples:

Why the job isn't really over on the last day

The association's monitoring guidelines say a foundation should be monitored for a minimum of one year to tell whether movement is cyclical (tied to wet and dry seasons) or non-cyclical, and that cracks repaired and then reappearing "in the same or adjacent locations" typically indicate continuing movement in the same direction (FPA-SC-12-0, 2006, checked 2026-10-13). The association's repair committee also notes that improper foundation maintenance by the owner can affect how long a repair lasts (FPA-RC-01-0, 2004, checked 2026-10-13). If you're planning cosmetic drywall and paint work after the repair, ask your contractor or engineer how long they suggest waiting, and why.

What can stretch the timeline

Texas does not have a statewide license for foundation repair contractors; cities may require permits.
