Pier and Beam Foundation Repair in Houston

A pier and beam home has a wood-framed first floor raised above the ground on piers, with a crawl space underneath (FPA-SC-07-0 Foundation Maintenance and Inspection Guide, 2003, Foundation Performance Association, checked 2026-10-13). Houston engineers in the Foundation Performance Association say this kind of system can perform well on expansive clay but needs a ventilated, well-drained crawl space (FPA-SC-01-0 Foundation Design Options, 2004, checked 2026-10-13). SteadyHomeHouston publishes free guides on Houston foundation repair and will be paid by contractors for referrals once quote requests open.

What is a pier and beam foundation?

The Foundation Performance Association (FPA), a Houston group of engineers and other foundation professionals, describes pier and beam this way. The first floor is built "well above the ground, creating what is commonly called a 'crawl space.'" There's usually no concrete slab, and the floor is framed with wood. The "beam" is part of the framed floor and spans from pier to pier. The "pier" is an aboveground support, usually concrete or reinforced masonry, which in turn sits on drilled concrete piers or concrete spread footings (FPA-SC-07-0 Foundation Maintenance and Inspection Guide, 2003, checked 2026-10-13). FPA lists some variations: a crawl space on grade beams, where framed walls sit on concrete grade beams, and a crawl space on piers, where those grade beams sit on drilled piers (same source). It also notes the system goes by other names, including post-and-beam, block-and-beam and block-and-base (FPA-SC-01-0 Foundation Design Options, 2004, checked 2026-10-13). FPA's homebuyer guide adds that people often say "pier and beam" when they mean any crawl-space foundation (FPA-SC-06-0 Homebuyers' Guide for Foundation Evaluation, 2005, checked 2026-10-13). Angi notes that slab and pier and beam are the common foundation types in Houston, and that basements are rare here because of the high water table and clay soil (Angi Houston cost data, page updated Oct 10 2025, published by Angi, a contractor-referral marketplace, checked 2026-10-13).

Pier and beam vs slab

FPA's design guide compares foundation systems used on expansive soils. It describes a raised structural floor with a crawl space on deep foundations (its version of pier and beam) against slab systems (FPA-SC-01-0 Foundation Design Options, 2004, checked 2026-10-13):

Which is cheaper, pier and beam or slab?

For new construction, FPA says this crawl-space system "usually results in highest construction cost," needs more design work and higher engineering fees, and takes longer to build because it's labor intensive (FPA-SC-01-0 Foundation Design Options, 2004, checked 2026-10-13). That's about building a foundation, not repairing one. We didn't find a neutral source that compares repair costs for the two types. For published repair ranges, see the cost section below and Foundation repair cost in Houston.

Is pier and beam a good foundation?

It can be. FPA's list of trade-offs (FPA-SC-01-0 Foundation Design Options, 2004, checked 2026-10-13):

Pros FPA lists

Cons FPA lists

FPA also warns about mixed foundations, where part of a house sits on piers and part on a slab or shallow beams. It says areas on different foundation types "may move differentially" (FPA-SC-06-0 Homebuyers' Guide, 2005, checked 2026-10-13). That's common in homes that have had additions, so mention any addition to a contractor or engineer.

Do pier and beam homes have foundation issues?

They can. FPA's repair committee lists reasons block-and-base supports fail (FPA-RC-01-0 Post Foundation Repair Performance, 2004, checked 2026-10-13):

Warning signs are much like those for slab homes: uneven or cracked floors, sticking doors, and new diagonal cracks near doors and windows (KPRC Click2Houston, Sept 18 2026, news report, checked 2026-10-13). More in Signs of foundation problems.

Crawl space repair and moisture

FPA says a crawl space "should be ventilated to evaporate moisture," which builds up from natural soil suction, drainage problems and plumbing leaks (FPA-SC-01-0 Foundation Design Options, 2004, checked 2026-10-13). Its homebuyer checklist asks you to:

All three come from FPA-SC-06-0 Homebuyers' Guide, 2005, checked 2026-10-13.

Ground covers: sources disagree. The U.S. Department of Energy's weatherization job aid says exposed dirt floors let ground vapor and soil gases into a crawl space. It shows how to install a plastic ground cover: at least 6-mil, seams overlapped at least 12 inches, run at least 6 inches up walls and piers, and sealed (DOE job aid 16-1, Install or Repair a Crawl Space Vapor Retarder, checked 2026-10-13). FPA's 2004 design guide, written for Houston-area expansive soils, says vapor retarders such as polyethylene "are not recommended" to cover the soil in its deep-foundation crawl-space system (FPA-SC-01-0, 2004, checked 2026-10-13). Because they disagree, ask a licensed engineer which approach fits your house before anyone seals or covers your crawl space.

Common crawl-space repairs also include fixing rotted sill plates and joists, which one referral site prices per section (see costs below).

Pier and beam house leveling and other repairs

Shims fix the symptom. If water is pooling under the house, FPA lists that as a reason supports move again (FPA-RC-01-0, 2004, checked 2026-10-13), so ask how drainage will be handled. See also House leveling.

FAQ

What is a pier and beam foundation?

A wood-framed first floor raised above the ground on piers, with a crawl space underneath (FPA-SC-07-0, 2003, checked 2026-10-13).

Is pier and beam cheaper than slab?

For new construction, the Foundation Performance Association says its crawl-space system usually costs the most to build (FPA-SC-01-0, 2004, checked 2026-10-13). We found no neutral source comparing repair costs.

Is pier and beam a good foundation?

FPA says it usually outperforms other systems on expansive soil, but it's less rigid than a stiffened slab and needs crawl-space drainage and ventilation (FPA-SC-01-0, 2004, checked 2026-10-13).

Do pier and beam homes have foundation problems?

They can. FPA lists causes including blocks spaced too far apart, water ponding under the house and seasonal moisture changes (FPA-RC-01-0, 2004, checked 2026-10-13).

How much ventilation should a crawl space have?

FPA's homebuyer checklist says at least 1 square foot of net ventilation per 150 square feet of crawl-space floor (FPA-SC-06-0, 2005, checked 2026-10-13).
