Foundation Repair in Katy, TX
Katy spans Waller, Harris and Fort Bend Counties (Waller County FEMA Flood Insurance Study, checked 2026-10-13). Living in Katy doesn't always mean living inside the City of Katy. Inside the city, a building permit is required for most improvements (City of Katy Permit & Building Services, checked 2026-10-15). Warning signs, the first visit and price
- Notice the signs. Watch for the ground pulling back from your slab, new diagonal cracks around doors and windows, doors that start to stick, and floors that feel uneven (KPRC Click2Houston, Sept 18 2026, news report, checked 2026-10-13). Foundation engineers' guidelines also list windows that won't close and sloping floors, and they caution that some of this damage has other causes (Foundation Performance Association, FPA-SC-13-0, checked 2026-10-13).
- Expect an evaluation. Texas engineering guidelines describe Level A (first impressions) and Level B (measured floor elevations with a drawing) evaluations (ASCE Texas Section, Guidelines for the Evaluation and Repair of Residential Foundations, Ver. 3 (2022), checked 2026-10-13). Ask the company which level it does and whether you'll get a written scope.
- Check prices. Our cost guide lists published Houston ranges with their sources.
City of Katy or unincorporated Katy?
A Katy mailing address doesn't always mean the City of Katy handles your permit, so check first.
- Inside city limits: The City of Katy says a building permit is required for most construction and property improvements (City of Katy Permit & Building Services, checked 2026-10-15). Ask the City or your contractor what the permit application costs.
- Unincorporated Harris County: Harris County's development permit falls under its floodplain-management regulations. The Harris County Engineering Department says "a permit is needed for all development within Harris County," and it defines development to include buildings and structures, grading and excavation. This is a floodplain development permit, not a foundation repair permit, so ask the county whether your repair needs one. Its residential permits group is at 713-274-3920 (Harris County Engineering permit FAQ, checked 2026-10-13).
- Fort Bend or Waller County outside the city: Ask your contractor or the county which office issues permits for your address. We didn't find a county page to cite for foundation repairs there.
Katy's flood maps
The City's survey requirements list two FEMA flood map panels for Katy: 48473C0375E for the Waller and Harris County side, and 48157C0015J for the Fort Bend County side. The listed map dates are February 18, 2009, and January 3, 1997, with a map revision on August 17, 2009 (City of Katy survey requirements, checked 2026-10-13). Ask the City or your contractor which panel covers your lot.
Katy's soils (Waller County side)
Katy even has a soil named after it. The 1994 USDA soil survey of Austin and Waller Counties, which covers the Waller County side of Katy but not the Harris or Fort Bend sides, describes a "Katy association" making up about 15% of the survey area. The Katy series soils have a fine sandy loam surface over a clay subsoil. The survey says "the major problems for urban uses are the moderately slow permeability and restricted drainage" (Soil Survey of Austin and Waller Counties, USDA, 1994, checked 2026-10-13). Water that drains slowly can sit near a foundation after storms. Soil surveys cover broad areas, though, so they can't tell you what's under your own lot.
