Foundation Repair in Pearland, TX

Pearland sits across three counties. In Brazoria County, a USDA survey maps a Lake Charles soil unit across about 30% of the county and says its high shrink-swell potential is a key limit for urban uses (Soil Survey of Brazoria County, USDA, 1981, checked 2026-10-13). The City requires a permit to repair an existing structure (City of Pearland permits page, checked 2026-10-13). SteadyHomeHouston publishes free guides on Houston foundation repair and will be paid by contractors for referrals once quote requests open.

Signs to watch for, and what happens next

Cracks or sticking doors don't always mean foundation trouble. Here's what to look for and what a visit usually involves.

One city, three counties

Pearland's City Council describes itself as serving "the City of Pearland, Brazoria, Harris, and Fort Bend Counties" (City of Pearland City Council page, checked 2026-10-15). The City's 2024 comprehensive plan puts about 87% of the city in Brazoria County, about 10% in Harris County and about 3% in Fort Bend County (Pearland Comprehensive Plan 2024, pp. 54–55, checked 2026-10-13). Which county you're in can affect which local offices handle questions about your property.

Pearland's clay soil

The 1981 USDA soil survey of Brazoria County maps a Lake Charles general soil unit covering about 30% of the county, made up mostly (about 85%) of Lake Charles soils. It says wetness, clayey texture and "high shrink-swell potential" are the most limiting features for urban uses (Soil Survey of Brazoria County, USDA, 1981, checked 2026-10-13). The USDA's official description of the Lake Charles series says that when dry, these soils crack ½ to 2 inches wide at the surface, down 12 inches or more. Water "enters the soil rapidly when cracked, but very slow when wet" (USDA Lake Charles series description, checked 2026-10-13). Soil that swings like that between wet and dry is one reason a slab can move. A soil map can't tell you what is under your own lot, though. Only an on-site look can do that.

FAQ

Which county is my Pearland home in?

Most of Pearland is in Brazoria County, with smaller parts in Harris and Fort Bend Counties (Pearland Comprehensive Plan 2024, pp. 54–55, checked 2026-10-13). Your property tax statement or appraisal district record will show your county.

Is Pearland soil hard on foundations?

The 1981 USDA survey says the Lake Charles soils that cover much of Brazoria County have high shrink-swell potential (Soil Survey of Brazoria County, USDA, 1981, checked 2026-10-13). That doesn't mean every home will have problems.

How do I find out if my Pearland home is in a flood zone?

Call the City's Engineering department at 281.652.1900. For an elevation certificate, the City says to contact a licensed surveyor (City of Pearland Floodplain Management, checked 2026-10-13).

Will insurance pay for my foundation repair?

It depends on your policy. Texas regulators list foundation or slab damage as a common add-on coverage, so check what your own policy includes (Texas Department of Insurance home insurance guide, updated 6/1/2026, checked 2026-10-13).
