Permits at the City of Magnolia

Magnolia's Planning & Permits page says all permits are to be submitted by email to [email protected], and lists the permit office at (281) 356-2266 ext 7. It also says the City adopted the 2021 I-Codes and the 2023 NEC on August 13, 2024, through Ordinance No. O-2024-014 (City of Magnolia, Planning & Permits / Inspections, official city page, checked 2026-10-19). The 2022 application form spells out the money side. Its building permit fee follows the currently adopted IBC and ICC Building Valuation Data, the plan review fee is half the building permit fee, and there is a $50.00 admin fee. A failed inspection, or work called in before it's ready, brings a $70.00 re-inspection fee. Anyone who applies after work has started, or after it's partly done or concealed, pays double the usual fees. The form also says a permit becomes null and void if the work doesn't start within six months, or is abandoned for six months (Magnolia Building Permit Application, checked 2026-10-19).

Contractor registration in Magnolia

The City says a contractor working within Magnolia city limits for the first time must register before the City can issue any permits to them. Its stated insurance minimum is $1,000,000, it charges no registration fee, and it won't accept permit applications until every required document is in (City of Magnolia, Register as a Contractor, official city page, checked 2026-10-19). That's the City's rule; SteadyHomeHouston doesn't track who has registered, so ask the permit office.

Inside city limits or in Montgomery County?

Magnolia's own permit office (281-356-2266 ext 7) can tell you whether its rules cover your lot. Outside the City, in unincorporated Montgomery County, the County Permit Department, at 936-539-7836, ties its development permits to floodplain rules; it requires one for "any development or work within the 100-year floodplain" and requires a separate permit for each structure or addition (Montgomery County, Development - Residential Structure, official county page, checked 2026-10-19). Our The Woodlands and Conroe pages cover other parts of the county.

Questions to ask before work starts in Magnolia

The City takes permits by email only (Planning & Permits, checked 2026-10-19). Ask whether the work needs a city permit, and who pulls it. The FTC's advice is "Get multiple estimates," and it lists "Scammers ask you to get any required building permits" among the signs of a home improvement scam (FTC home improvement scam guide, checked 2026-10-20). For contract questions, ask an attorney. See permit rules in nearby cities.
