A new crack over a doorway, or a door that suddenly sticks, usually brings one question first: how much is this going to cost? The honest answer is "it depends." This guide shows the published numbers for Houston, tells you where each one comes from, and explains why two quotes for the same house can be thousands of dollars apart.
Every figure below links to its source with the date we checked it. Prices are what each source publishes, not our own estimates.
The short answer
- Houston average: $5,003, typical range $3,276β$6,729. Source: Angi Houston cost data, page updated Oct 10 2025 (published by Angi, a contractor-referral marketplace, checked 2026-10-13).
- National average for comparison: about $5,174, range $2,225β$8,133. Source: Angi national cost data (published by Angi, a contractor-referral marketplace, checked 2026-10-13).
- Severe cases can go much higher. A Houston foundation contractor told KPRC that repairs "can be from 3,000 to 20 plus thousand, depending on the severity," and that severe cases can reach $40,000 or $50,000 (KPRC Click2Houston, Sept 18 2026, news report, checked 2026-10-13).
An average describes many different jobs. Your price comes down to what's actually wrong with your house and how many supports it needs.
Houston cost by foundation size
Angi publishes these ranges for Houston by foundation size (Angi Houston, updated Oct 10 2025, published by Angi, a contractor-referral marketplace, checked 2026-10-13):
| Foundation size (sq ft) | Published range |
|---|---|
| 500 | $1,000β$3,500 |
| 1,000 | $2,000β$7,000 |
| 1,500 | $3,000β$10,500 |
| 2,000 | $4,000β$14,000 |
| 2,500 | $5,000β$17,500 |
| 3,000 | $6,000β$21,000 |
Use this table for rough budgeting. It can't quote your house.
Cost by foundation type
Many Houston homes sit on concrete slabs or on pier and beam. Angi says basements are rare here because of the high water table and clay soil (Angi Houston, published by Angi, a contractor-referral marketplace, checked 2026-10-13). Its Houston ranges by type:
| Foundation type | Published range |
|---|---|
| Concrete slab | $200β$14,000 |
| Pier and beam | $990β$15,500 |
| Cinder block and brick | $1,500β$25,000 |
| Stem wall | $900β$17,000 |
Cost by type of problem
Angi's Houston figures by issue (Angi Houston, published by Angi, a contractor-referral marketplace, checked 2026-10-13):
| Issue | Published range |
|---|---|
| Cracks | $600β$3,200 |
| Drainage | $1,000β$12,000 |
| Leaks | $2,000β$8,900 |
| Differential settlement (one part sinking more than another) | $9,000β$28,000 |
Foundation crack repair cost: a small, non-structural crack is the cheap end. A referral site lists non-structural slab crack injection at $450β$1,200, based on homeowner-reported Houston quotes (Homeowner Henry, Houston cost guide, published by a referral site; it says ranges come from homeowner-reported quotes, checked 2026-10-13). When a crack is a symptom of movement, sealing it fixes the look but not the cause.
What local Houston companies publish
Houston contractors and guides post their own ranges. These come from contractors and from referral or content sites (each labeled) and differ quite a bit, so read them as a spread, not a rule:
- Typical slab pier job (8β14 piers): $5,500β$13,000. Concrete pressed pilings $450β$700 per pier, steel push piers $650β$1,200 per pier (Homeowner Henry, published by a referral site; it says ranges come from homeowner-reported quotes, checked 2026-10-13).
- Whole-slab lift/releveling: $4,000β$15,000. Slab major repairs $8,000β$18,000. Pier-and-beam releveling $3,500β$9,000, though another HTX table lists $3,500β$12,000 (HTX Foundations pricing page, published by HTX Foundations, a lead-generation site that refers homeowners to partner contractors, checked 2026-10-13).
- Pier-and-beam full relevel (inner-Loop bungalow): $4,000β$9,500 (Homeowner Henry, published by a referral site; it says ranges come from homeowner-reported quotes, checked 2026-10-13).
Why quotes for the same pier can differ so much: published per-pier prices for pressed concrete pilings vary a lot by source: $180β$280 (BuildMat Insight Houston guide, published by a construction-cost content site, checked 2026-10-13), $300β$650 installed (Solidara, contractor-stated, checked 2026-10-13) and $450β$700 (Homeowner Henry, published by a referral site; it says ranges come from homeowner-reported quotes, checked 2026-10-13). Part of the spread is what's included: how deep the piers go, interior versus exterior work, slab patching, plumbing tests, permits and warranty terms. When you compare quotes, compare what's in each one, not just the total.
The main things that drive your price
- How many piers or supports you need. Pier count is the biggest line item on most slab jobs (HTX Foundations, published by HTX Foundations, a lead-generation site that refers homeowners to partner contractors, checked 2026-10-13).
- Pier type and depth. Steel and helical piers usually cost more per pier than concrete pressed pilings (same source).
- Interior work. Some homes only need exterior piers. Others need piers under the inside of the house (KPRC, Sept 18 2026, news report, checked 2026-10-13), which means more labor.
- An engineer's report. An independent structural engineer report runs about $500β$900, per homeowner-reported Houston quotes (Homeowner Henry, published by a referral site; it says ranges come from homeowner-reported quotes, checked 2026-10-13).
- Drainage fixes. French drains or root barriers: $2,500β$7,500 (Homeowner Henry, published by a referral site; it says ranges come from homeowner-reported quotes, checked 2026-10-13).
Permits
In the City of Houston, a Residential Repair Permit is required for repairs that involve replacing or repairing existing structural members, and permitted work must be inspected before it's finalized (Houston Permitting Center, Structural Inspections, checked 2026-10-13). Ask your contractor whether your repair needs one and who will pull it.
Outside Houston city limits, permit rules depend on your city or county, so also ask whether the permit fee is in the quote. Our Pearland, Sugar Land and Katy pages cover those cities' rules.
Will homeowners insurance pay for it?
It depends on your policy. Read your policy and call your agent. In general:
- Under the Texas HO-B policy, foundation damage caused by a covered water leak (for example, from a plumbing leak) could be covered up to the dwelling limit (Texas Department of Insurance order, 2002, checked 2026-10-13).
- Many newer policies (HO-3 style) exclude settling and cracking. Insurers have to offer a Foundation CoverageβTexas endorsement, which covers foundation damage from plumbing leaks, capped at 15% of your dwelling coverage (Coverage A) (TDI order, 2002, checked 2026-10-13).
- The ISO HO-3 form doesn't cover settling, shrinking or expansion cracking of foundations (same source).
- That order dates from 2002, so check your current policy. TDI's current home insurance guide lists "damage to foundations or slabs" among common endorsements, or add-ons, that insurers offer (TDI home insurance guide, updated 6/1/2026, checked 2026-10-13).
Don't skip prevention: it's the cheapest "repair"
Houston's clay soil swells when wet and shrinks when dry, and that cycle can move a foundation (KPRC Click2Houston, Sept 18 2026, news report, checked 2026-10-13). In that story, a local foundation contractor recommended a $33, 100-foot soaker hose around the house during dry spells and said a large oak can use up to 100 gallons of water a day (same source). Follow local watering rules and don't let water pool.
Signs that call for a professional look include soil pulling away from the slab, new diagonal cracks near doors or windows, cracked brick or tile, sticking doors and uneven floors (same source).
How to get a fair price
- Get more than one written quote, and compare pier count, pier type, depth, interior work, permit handling and warranty terms side by side.
- Think about an independent engineer first. An engineer who isn't selling the repair can tell you what the house actually needs.
- Read the warranty fine print. "Lifetime transferable" can mean different things. Ask what it excludes (drainage, plumbing), whether it covers only readjustment, and whether transferring it costs anything.
- Check out the company yourself. Texas does not have a statewide license for foundation repair contractors; cities may require permits. A 2011 bill to create such a license was not enacted (SB 1399 bill history, 2011, checked 2026-10-13).

Some Houston foundation companies advertise financing. One, for example, lists a 15-month no-interest plan and 120-month fixed-rate plans through a third-party lender (Atlas Foundation Repair financing page, contractor-stated, checked 2026-10-13). The FTC advises shopping around and comparing loan terms before agreeing to financing arranged through a contractor (FTC, checked 2026-10-14).
