Where Lake Jackson sits
The Handbook of Texas describes Lake Jackson as "an incorporated residential community ten miles upriver from the mouth of the Brazos River in south central Brazoria County." It was laid out in 1942 as a townsite for Dow Chemical employees, incorporated in April 1944 and became a home-rule city in 1954; the Handbook gives a 2020 population of 28,177 (Handbook of Texas, "Lake Jackson, TX", Texas State Historical Association, checked 2026-10-23). That puts it well south of Houston and under Brazoria County, not Harris.
Permits in Lake Jackson
Section 110-9 of the City code, quoted on its permit page, makes it unlawful to begin "structural alterations" or any "alteration or repair (except repairs consisting only of painting or wallpapering, changing the fixtures and reroofing in residential zones), of any structure" until "the building official has issued a building permit for such work" (Lake Jackson, When a Permit is Required, official city page, checked 2026-10-23). Ask whether the work needs a city permit, and who pulls it.
The City's applications page lists "House Leveling" among its residential forms (Lake Jackson Permit Applications, official city page, checked 2026-10-23), and the City's fee schedule lists "House Leveling $30.00" under "Misc. Permit Fees, Per 1000 Sq. Ft of affected area," and its penalty line says: "Where work for which a permit is required by this code is started or proceeded prior to obtaining said permit, the fees herein specified shall be doubled" (Lake Jackson Building Permit Fees (fee lines on page 2, last modified 07/11/2019; page 1 last modified 10/01/2024), official city fee schedule, checked 2026-10-23). For scheduling, the Building Inspections page says to call the Public Works Department at (979)415-2430 when you're ready for an inspection, and its list of required inspections includes "House leveling" (Lake Jackson Building Inspections, official city page, checked 2026-10-23).
Flood maps for Lake Jackson
The Handbook says the town encompasses Jackson Lake and Flagg Lake, so pull up the flood panel for the lot before excavation starts. FEMA says its map center lets you "find your official flood map" and reach other flood hazard products, and the same tool covers Brazoria County (FEMA Flood Map Service Center, checked 2026-10-19).
Before you hire in Lake Jackson
Because the City treats house leveling as its own permit and inspection type, ask whether the work needs a city permit, and who pulls it. Get a professional engineer's read on the slab first. The FTC lists "Scammers ask you to get any required building permits." as one warning sign (FTC home improvement scam guide, checked 2026-10-20). For contract questions, ask an attorney. Read what an engineer's inspection includes and our hiring checklist.
